Lakeshore's standard leasing policy includes credit evaluation, income verification generally requiring monthly income of three times rent, and background screening. A typical minimum credit score is 650, subject to applicable law, approved criteria, and property-specific requirements.
Preventive Maintenance
Preventive work is generally less disruptive and less expensive than emergency work. Our operating program includes measures such as quarterly sewer cleanouts, annual roof reviews and repairs, pothole filling, crack sealing, security-camera improvements, and routine inspection of building systems.
These items may not produce dramatic before-and-after photographs, but they can extend asset life, reduce unexpected failures, and improve the resident experience.
Consistent Resident Experience
Weekly common-area cleaning, responsive maintenance, organized unit turns, dependable lawn care, and well-maintained parking areas all influence how residents experience their homes. Where appropriate, Lakeshore also evaluates improvements such as upgraded camera systems and bulk internet arrangements.
More Work Performed In House
Lakeshore performs significant portions of property management, leasing, maintenance coordination, landscaping, and unit-turn work through its operating platform. Specialized trades and professional services remain important, but direct control improves priorities, scheduling, quality, and communication.
